Visiting the flat and signing

Lena is finally inside the flat — but before she can sign anything, Javier has a few conditions. How much is the fianza, exactly? And can she really keep her future bicycle somewhere?

7 min16 October 2026Castilian Spanish

The scene: It is Friday evening in Ruzafa and Javier is showing Lena around the flat for the first time.

Quiz: the three exam questions

Listen to the scene first, then answer. Each answer shows the exact words you heard and the trap behind it.

Question 1

How many months' deposit does Lena have to pay?

Question 2

How must Lena pay the rent each month?

Question 3

What is the minimum length of the rental contract?

Three phrases to steal for your exam

  • la fianza es de dos meses

    the deposit is two months

in the first five days of each month

  • tienes que firmar por un año mínimo

you have to sign for a minimum of one year

Exam tip

When a listening item tests contract conditions, pay close attention to phrases like 'tienes que', 'no se puede', and 'como mínimo' — they signal the exact rule being tested, and a wrong option is often mentioned just before the correction.

Javier: Pasa, pasa. Esta es la cocina. Es nueva, ¿eh? La pusieron en marzo.

Lena: Qué bonita. Me gusta mucho. ¿Y esa puerta?

Javier: La terraza. Pequeña, pero tiene buenas vistas. En verano se está muy bien aquí.

Lena: Perfecto.

Lena: Vale, no pasa nada.
